One of the things we do for our real estate partners is to prepare a house for the pre-listing process or for rental, in this case it was a rental but after the family moved out the house had a complete itemized checklist to complete. It is our job to turn this around quickly, so they can get the property rented or listed quickly.
At this house we repaired or replaced the rotting exterior trim, power washed the exterior, cleaned the solar panels, and detailed the front entry. Made sure the door handle was tightened up, made sure all the lights worked, sealed tile, replaced grout lines, hauled a bunch of trash, and we got it all done within a week.
A solid foundation is what everything else is built on.
A client’s home inspector discovered that this home’s foundation pillars were not constructed in the most stable way. We were hired to fix this problem so the new owners would have peace of mind purchasing and enjoying the home for a lifetime to come.
Prior to selling your home, we can correct most items that your home inspector finds. Allowing you to obtain the most amount for your property as well as obtain the cleanest buyer offers.

Hidden Washer & Dryer
As modern washer & dryer units have gotten larger, especially with popular front loaders the original intended space for this are often not deep enough. Many people have simply removed the doors, or covered the space with a shower curtain and drapery. This client wanted a more elegant solution and kept their home feeling more like a well thought out, designed, and functional space.
We extended the drywall around the washer & dryer units and then added simple accordion doors. Simple. Functional. Quick and super clean.

Custom Shelving
Our client had some underutilized space and wanted to make it more useful. A house never has enough storage, so we decided to build a custom set of shelves here.
Bath Update
It’s easy to ‘live’ with many things, especially bathrooms as we do not spend most of our time within them, but our client had enough and finally said, “if we don’t get this done now, we will never get around to do it,” and hired us to re-imagine their bath. How did we do? What do you think?
Here are some of the in-progress photos below.
Move-in Preparation in Redwood City
It was a pleasure working with this young family in Redwood City. Prior to move-in they wanted a check list of things completed. Exterior and Interior paint, flooring, bathrooms and a refresh of the kitchen. We were able to get it all done for them and turn the house they bought to a home.
Water Heater Strapping
Proper water heater tank strapping is not only just a good idea in Northern California, but essential for your or your tenant's safety. METIS Real Estate hired us to properly strap this water tank for a home they were in the process of selling. After obtaining supplies it only took about half an hour to complete. There should be no excuses to have an unstrapped or poorly strapped water heater.
New Pathway + Additional Parking Space
Another one of METIS Real Estate's new home buyers wanted to make some home improvements. The two biggest items were to create a pathway to their yard, the original yard was just edge to edge grass which got messy when wet. They also wanted to fill in a garden patch in their driveway so they could park both cars on it.
Here is the before and during pictures of the pathway pictured above.

Refinished Modern Door in Emerald Hills (Redwood City)
Our client owned a beautiful modern home with a fitting door. However the door has seen better days and over the harsh summers and wet winters lost its original luster. We prepped and re-finished the door in a day. Night and Day difference.

We forgot to snap before photos, but our client wanted a creative and focal point when it came to the walkway of their backyard. We created an soft edge that followed their landscaping and fit pavers into the outline. Here is the result!

Re-attached gutter system on a 32yr old house
Gutter systems are incredibly important and it is important to check your gutters from time to time to ensure they are clean, and they are functional. Due to the heavy downpours, we have experienced lately this homeowner realized that a section of their gutter was coming off the roof line. This is not only not functional, but being that this is a 2-story house, this was also a liability.
Our team arrived and was able to re-attach the gutter as well as check and test the entire section within hours.

Roof Repair on an Evergreen House
Our client had called us because their bathroom floods every time there is a heavy downpour. After a quick inspection, we determined that the flashing on their roof jack was deteriorating and required necessary inspection. We were able to source the replacement roof jack and flashing the very same day and made the necessary repair. In addition to the roof jack and flashing repair, we also had to cut out and replace the dry-wall in the bathroom ceiling as it was wet and damaged. After replacing the damaged drywall we textured and paint matched the repair.
Original roof jack and flashing with some form of adhesive or sealant. This is just a band-aid to a bigger problem.
